Helene's surge in 2024 hit Gulf Harbors in 34652 hardest, flooded streets near Bay Boulevard in Port Richey and put water into Hudson homes, a year after Idalia sent about five feet of surge into Hudson Beach. Large stretches of 34652, 34667 and 34668 are in evacuation Zone A.

Appliances that sat in salt water should not be powered on until they are inspected, and many should be replaced. On dry days, the same salt air corrodes dryer vent hoods, garage freezers and anything kept on a canal-side porch.

Much of the housing near the coast went up between the 1960s and 1980s, and manufactured homes are a large share of the housing in 34654, 34667 and 34669. Those homes have compact laundry closets, older circuits and kitchens built around smaller appliances.

34652 and 34668 have many rental homes, and 34667 has a noticeable number of seasonal ones. Landlords and property managers can book a repair for a tenant's unit and get the diagnosis and price before work starts.

If a home will sit empty for the summer, turn off the water to the washer and ice maker. Leave the washer door open so the gasket can dry.
