Our Four Pasco Service Areas
On the west side, New Port Richey, Port Richey & Hudson covers seven ZIP codes along the Gulf, including Trinity and Seven Springs (34655), Jasmine Estates and Bayonet Point, and Moon Lake and Shady Hills inland. Wesley Chapel covers 33543, 33544 and 33545, with Wiregrass Ranch, Meadow Pointe, Seven Oaks, Epperson and Watergrass. Zephyrhills & Dade City covers four ZIP codes in the east, from Lake Bernadette and Crystal Springs to downtown Dade City.
Our fourth area, Lutz, Land O' Lakes & Odessa, is filed under Pasco, but it straddles the county line. 34637, 34638 and 34639 (Connerton, Bexley, Ballantrae and Lake Padgett) lie entirely in Pasco. 33548, 33549, 33556 and 33558 are mostly in Hillsborough, covering Lutz, Keystone and Cheval, and 33559 splits almost evenly between the two counties. We serve both sides of the line in those ZIPs.
Older Gulf Towns and Brand-New Subdivisions
Much of New Port Richey, Port Richey and Hudson was built in the 1960s through the 1980s: block ranch homes, canal houses in Gulf Harbors, and a large stock of manufactured homes. Plenty of these houses are rentals or seasonal homes, and their kitchens tend to hold appliances of very different ages side by side. Trinity and Seven Springs, built later, look more like the planned communities to the east.
Wesley Chapel and the Land O' Lakes subdivisions along SR 54 are mostly from the 2000s onward, with second-floor laundry rooms, builder-grade appliance packages and a growing number of apartments. Zephyrhills is different again: manufactured homes are the most common type of housing there, many of them in 55+ parks such as Betmar and Grand Horizons, with residents who spend only part of the year in Florida.
Coastal Surge, Inland Rivers
Pasco's storm risk depends on which side you live on. Helene's 2024 surge flooded Gulf Harbors, streets in Port Richey and homes in Hudson, leading to around 200 rescues, a year after Idalia sent several feet of water into Hudson Beach. Two weeks after Helene, Milton brought little surge but very heavy rain, close to 15 inches near Dade City.
That rain pushed the Anclote River, Cypress Creek and the Hillsborough River into flood. Neighborhoods around Worthington Gardens, apartments near SR 54 in Wesley Chapel and the Silver Oaks community in Zephyrhills took on water, and parts of Hickory Hills near Dade City stayed flooded for months. Any appliance that sat in that water should stay unplugged until it is inspected; flood-soaked controls, motors and gas valves are a safety risk, and many units are not worth saving.
City Water, County Water and Wells
Pasco County Utilities serves most of the unincorporated county, drawing on its own wells and on Tampa Bay Water. New Port Richey and Port Richey run their own Floridan aquifer wells, with New Port Richey treating for hydrogen sulfide and Port Richey for iron. Zephyrhills and Dade City pump their own groundwater too, and FGUA systems serve parts of Trinity, Seven Springs and Land O' Lakes.
Rural lots around Dade City, Lutz and Keystone often run on private wells and septic. Wells bring iron staining in washer tubs, sulfur odor and sediment that clogs water valves, ice maker lines and dishwasher filters. On city and county water, scale is the usual complaint: white film on dishes, crusty spray arms and slow inlet screens. Cleaning screens and replacing filters on schedule heads off many service calls.
Three Power Companies, One Concern
Power in Pasco is split. Duke Energy Florida serves much of the southwest and the Zephyrhills area, Withlacoochee River Electric covers a large part of central Pasco including much of Wesley Chapel and Land O' Lakes, and Tampa Electric serves the Dade City area and the Hillsborough side of Lutz. Milton knocked out power across all three systems.
Whoever your utility is, outages and the surges that follow them are hard on electronic control boards. Unplug sensitive appliances before a storm, use quality surge protection, and empty the refrigerator if a long outage is coming. A garage refrigerator in Wesley Chapel or Zephyrhills faces the same summer heat as anywhere else in the region: when a garage passes 100 degrees, many units cannot keep up.
What to Expect From a Visit
Book online or by phone with the brand, the model if you have it and the symptom. The technician diagnoses the appliance, shows you what failed and gives the price before starting the repair. Common parts are on the van; model-specific parts are ordered and installed on a return visit. For seasonal homes and rentals, a property manager or neighbor can let us in.
In a manufactured home, older laundry closets and narrow doorways can make replacing a machine harder than repairing it, so we weigh that too. When a repair is not worth the money, such as a failed sealed system on an older refrigerator or a washer that went through floodwater, we say so and leave the decision with you.
