33548 is almost all Hillsborough Lutz, and 33558 is mostly Cheval and Heritage Harbor. 33549 in Lutz and 33556 around Keystone and Odessa both cross the line. 33559 splits roughly evenly and takes in the Tampa Premium Outlets and Worthington Gardens.

North of the line, Land O' Lakes covers Lake Padgett Estates and Stagecoach in 34639, Bexley, Oakstead and Concord Station in 34638, and Connerton in 34637. Tampa Electric powers most of the Hillsborough side, and Withlacoochee River Electric much of the Pasco side.

Many homes in Lutz and Keystone still run on private wells. Iron shows up as orange stains on laundry and a reddish film on the ice maker mold. Sediment collects on the mesh screens where water enters a washer, dishwasher or refrigerator valve, and as those screens clog, fills slow and ice cubes come out small or hollow.

Sulfur gives water a rotten-egg smell. Replacing an inlet valve without dealing with the sediment that killed it just restarts the clock, so we clean or replace the screens, test the valve, and tell you when the lasting answer is treatment at the well.

A house on one of the lakes around Keystone or Lake Padgett sits in damp air most of the year. Flattened refrigerator gaskets let it in, causing sweat along the door, frost in the freezer and a compressor that rarely shuts off. A new gasket often cures all three.

The newer Pasco communities have the opposite problem: young appliances with installation faults such as kinked supply lines, unleveled washers and crushed dryer ducts. We check those before ordering parts.

Milton's rain in 2024 pushed Cypress Creek near a record at Worthington Gardens. Tree-lined roads mean storms often bring down lines, and on a well, losing power also means losing water.

After service returns, the refrigerator's water line may need flushing to clear air, and the ice maker can take a day to catch up. If the fridge is not at temperature within a day, have it checked.
