Appliance Service for Lutz Lake Homes in 33548
33548 is western Lutz, north of Northdale, with homes set around Crystal Lakes, Lake Brant, Round Lake and other small lakes. Almost all of it is in Hillsborough County, with a thin strip across the Pasco line, and it belongs to our Lutz, Land O' Lakes & Odessa area. Plenty of lakefront properties still draw from a private well, and that water leaves marks on appliances.

Houses, Apartments & Condos Across the Tampa Bay Area
Houses in this ZIP range from mid-century cottages to homes added over the following decades, often on larger lots than you would find closer to Tampa. Long driveways and gates are common, and so are dogs on the property. Tell us about any of those when you book, along with where a van should park if the driveway is soft after rain.

What Well Water Does to Appliances
Iron is the most visible problem. It leaves orange stains in washer tubs and on dishwasher racks, and in a refrigerator it can discolor ice and clog the water filter early. Sediment is harder on parts: it collects on the small inlet screens in washer and dishwasher water valves until the machine fills slowly or throws a fill error. We often clean or replace those screens, then recommend checking the whole-house filter.
If a refrigerator ice maker stops producing, a clogged filter or a partly blocked water valve is a common cause on well systems, along with low pressure from the well itself.
Pressure and the Pump
Wells cycle between pressure settings, and some appliances notice. A dishwasher or ice maker that works one day and not the next may be seeing low pressure while the pump recovers. We test the appliance first, and if the water supply is the issue, we say so.
