Houses, Apartments & Condos Across the Tampa Bay Area
Trinity is unincorporated, and its addresses read either New Port Richey or Trinity. The ZIP also covers the Seven Springs neighborhoods. Most homes date from the 1990s on: HOA subdivisions of one- and two-story houses, golf-course streets, townhomes and some apartments. Duke Energy Florida supplies power.

Upstairs Laundry Rooms
Two-story plans in Trinity often put the washer and dryer upstairs. That is convenient until a fill hose bursts or a drain line backs up, and then the water comes through the ceiling below. Braided steel fill hoses, a drain pan with a working drain and a quick look behind the washer every few months are cheap insurance.
Front-load washers here also need regular attention to the door gasket, which holds water and grows mildew in humid weather. Wipe the fold of the gasket after the last load and leave the door cracked open.
Electronic Controls in Newer Kitchens
French-door refrigerators, over-the-range microwaves and induction or glass-top ranges all depend on control boards. Lightning and power flickers during summer storms are hard on them. A whole-home surge device and good point-of-use protectors reduce the risk, though nothing removes it completely. The technician will test sensors and wiring before condemning a board, since a failed thermistor or loose connector can mimic one.
Many Trinity kitchens also have an ice maker that runs off a thin supply line behind the refrigerator. When the fridge is pushed back after cleaning, that line can kink, and the ice maker slowly stops filling. Pull the refrigerator out carefully, look for a bend in the tubing, and check that the shutoff valve is fully open before assuming the ice maker has failed. If the line is fine and a fresh filter does not help, the water inlet valve is a common culprit and a routine replacement on most models.
