Houses, Apartments & Condos Across the Tampa Bay Area
The ZIP holds Clearwater city neighborhoods, the unincorporated Greenbriar community and On Top of the World, a large gated condominium community for residents 55 and over whose first building went up in 1972. A thin strip of Dunedin runs along the north edge; the rest of Dunedin uses a ZIP outside our coverage. Water comes from Clearwater or Pinellas County Utilities depending on the street, and the ZIP sits outside the surge evacuation zones.

Working in a 55-Plus Condo
Large condo communities usually have a gate, a guest-pass process and rules about where service vehicles park. Many buildings here date from the 1970s, so original wiring, older shutoff valves and tight closets come with the job. Tell us at booking whether the unit has its own laundry closet or residents share a laundry room on the floor.
A machine in a shared laundry room usually belongs to the association or a management company. Check who owns it before booking, because we need the owner's approval for the repair.
Spots and Film on Dishes
A white film on glasses or a gritty feel on the racks points to mineral deposits. Over time the same scale clogs the spray arm holes, coats the heating element and narrows the inlet valve screen, so the dishwasher cleans poorly whatever detergent goes in. Clearing the spray arms, cleaning the filter and running a dishwasher cleaner help. When the inlet valve or element is badly scaled, replacing the part is usually the real fix.
Water here comes either from Clearwater, which treats its own well water by reverse osmosis and buys the rest from the county, or from Pinellas County Utilities, so the amount of buildup varies from building to building. Rinse aid and a monthly filter cleaning help either way. In a condo where a leak can reach the unit below, also look over the dishwasher's drain hose and supply line whenever the sink cabinet is open.
