Five Service Areas, 42 ZIP Codes
We organize Hillsborough County into five service areas. Tampa is the largest, with 24 ZIP codes running from Downtown, Ybor City and South Tampa out to Town 'n' Country, Westchase, Citrus Park and Northdale, and north and east to Temple Terrace and New Tampa. Brandon & Valrico takes in Brandon, Bloomingdale and Valrico along with Dover (33527) to the east.
South of the Alafia River, Riverview & Gibsonton covers four ZIP codes, and along the bay Ruskin & Apollo Beach adds Sun City Center (33573) and Wimauma (33598). Plant City covers the city and the farm country around it, including Knights, Cork and Trapnell. Lutz and Keystone homes on the Hillsborough side are served too, but they are grouped with Land O' Lakes and Odessa on our Pasco County page because those ZIP codes straddle the county line.
From Downtown Towers to Manufactured-Home Parks
Downtown, the Channel District and Harbour Island are mostly mid- and high-rise buildings with stacked laundry, counter-depth refrigerators and panel-ready dishwashers, plus front desks and service elevators to coordinate. A few miles away, Hyde Park and Seminole Heights hold bungalows from the 1910s and 1920s whose kitchens were modernized inside small rooms, with laundry squeezed into a closet or out on a back porch. Older wiring in those houses sometimes limits where a new range or dryer can go.
Town 'n' Country and much of Brandon filled with concrete-block ranch homes on slabs, many with the washer and dryer in the garage. New Tampa, Westchase and most of Riverview are newer planned subdivisions, where a second-floor laundry room turns a leaking hose into a ceiling repair. Sun City Center and Kings Point are age-restricted communities of single-family homes and attached villas. Manufactured homes make up a large share of housing around Dover, Wimauma and rural Plant City.
Heat, Humidity and the Garage Problem
Summer highs in the low 90s, combined with heavy humidity, are hard on anything that makes cold air or removes moisture. A garage in July can climb well past 100 degrees, which is beyond the ambient range many refrigerators and freezers are designed for. A garage fridge that keeps food cold in January and struggles in August may be working correctly and simply be in the wrong room.
Inside the house, humidity shows up as sweating door gaskets, mildew in front-load washer boots and detergent drawers, and dryers that need extra time. Long vent runs can collect condensation and lint paste, which slows airflow and makes the heating element cycle harder. In Apollo Beach, Gibsonton and the bayfront parts of South Tampa, salt air rusts exterior vent hoods and exposed hinges faster than it does inland.
Surge, River Flooding and Lost Power
Hurricane season runs from June 1 to November 30. In 2024 Helene pushed surge into Davis Islands, Bayshore and Port Tampa, set a record at the Old Port Tampa gauge, and flooded homes along the Ruskin shore. Two weeks later Milton dropped almost 19 inches of rain near Westchase, sent the Alafia River over its banks around Riverview, flooded parts of Plant City and caused the largest outage in Tampa Electric's history.
Electronic control boards in refrigerators, washers and ranges are the parts most exposed when power drops and returns. Unplugging sensitive appliances before a storm and using quality surge protection both reduce the risk, though neither removes it. If an appliance sat in floodwater, do not switch it on to test it. Water-contaminated controls, motors and gas valves are a safety hazard, and many soaked units are better replaced than repaired.
Four Water Sources Inside One County
Who supplies your water depends on where you live. The City of Tampa treats Hillsborough River water and serves the city plus parts of the unincorporated county. Hillsborough County Public Utilities covers Brandon, Valrico, Riverview, Ruskin, Apollo Beach and Sun City Center, using wellfield water blended with Tampa Bay Water supply. Temple Terrace runs its own wells, and Plant City pumps from the Floridan aquifer and treats for iron. Scale is common on all of them: white film on glasses, crusty spray arms and scaled inlet screens.
Outside the utility lines, around Dover, Wimauma and rural Plant City, many homes run on private wells. Iron stains washer tubs and dishwasher interiors, sulfur brings odor, and sediment clogs water valves faster than city water does. Tampa Electric serves every Hillsborough ZIP code we cover, and many homes are all-electric, so electric dryers and ranges are common, though natural gas reaches parts of the county.
How a Visit Works, and When We Say Replace
Book online or by phone and tell us the brand, the model if you have it, and what the appliance is doing. The technician tests the unit, explains what failed and quotes the price before any repair work begins. Common parts ride on the van. Model-specific parts sometimes have to be ordered, and in that case we come back to install them. Condos, rentals and light commercial sites are handled the same way, and a landlord or property manager can arrange access for a tenant.
Not every repair makes sense. When the sealed system fails on an older refrigerator, when a washer needs a tub bearing and a control board at once, or when an appliance has been through floodwater, replacement is often the better use of your money. We will tell you plainly when we think a repair is not worth it, and the decision stays yours.
